If you are hoping to become a real estate, mortgage, property management, or condominium management licensee, you will need to complete the eligibility process before you can enrol in a pre-licensing course with a recognized course provider.
RECA’s Industry Councils recognize courses and course providers that meet the set requirements for their respective industries. However, course providers have the freedom to structure and organize their courses as works best for their institutional and instructional needs within these requirements.
The information on courses and course providers below is intended to assist prospective licensees in researching their course options. Selecting the name of the course provider will take you to the related course information on that provider’s website. While it’s tempting to choose the shortest or cheapest course provider, it’s important to take the time to review the information and select a course you believe will prepare you to provide competent service in your chosen area.

Individuals joining the condominium manager industry can participate in a Graduated Licensing Program, which will allow them to perform certain restricted activities as part of a condominium manager brokerage as they complete the Fundamentals of Condominium Management and Practice of Condominium Management courses and exams. Those hoping to become a condominium manager broker must have at least two years of experience as a condominium manager within the last five, and must complete the Condominium Manager Broker Program and the accompanying exam.

Each licence level will have certain activities restricted completely, some activity that must be done under broker supervision, and some unrestricted activity the licensee can do on their own. Level 1 Licence: individuals who have not yet completed the Fundamentals of Condominium Management and the Practice of Condominium Management courses are eligible for a Level 1 restricted licence.
Level 2 Licence: individuals who hold a Level 1 restricted licence and who have completed the Fundamentals of Condominium Management course will have their restricted licence automatically upgraded to a Level 2 restricted licence.
Level 1 condominium manager licensees will have one year from the date they receive their restricted licence to complete the Fundamentals of Condominium Management course and pass the exam.

A restricted (Level 1 or Level 2) licence will be terminated if the licensee does not complete the required courses and exams in the one-year period. If a Level 1 or 2 restricted licence is terminated due to failure to complete the required education on time, this licensee will no longer be permitted to remain in the graduated licensing program and will be required to complete all required courses and exams and then re-apply for an unrestricted licence to practice condominium management. |

Regardless if you hold a licence in another industry, in order to obtain your condominium management licence, you will be required to complete the courses below. There are no course exemptions for those who hold licences in other industries. |

Only learners who have completed their course requirements with the course provider will be able to access the prep exam.
Your course provider will need to update your course status to ‘Ready for Exam’ in myRECA before you can access the prep exam. After your course status has been updated, you will get an email from RECA with necessary exam information.
You will be able to write your prep exam immediately after your payment goes through.

Those who complete prep exams are more successful on the corresponding pre-licensing exams. There are several reasons for this:
RECA prep exams allow you to reflect on your knowledge and performance, prepare accordingly, and give you the confidence to know when you are ready for the corresponding pre-licensing exam.

Only learners who have completed their course requirements with the course provider will be able to book their pre-licensing exam.
Your course provider will need to update your course status to ‘Ready for Exam’ in myRECA before you can access the pre-licensing exam booking system—Depending on the course provider, you may need to advise them that you’ve completed the course requirements in order to initiate this process. After your course status has been updated, you will get an email from RECA with necessary exam information.
Please note: Pre-licensing exams are administered by Meazure Learning. RECA cannot change your booking or provide refunds; you will need to contact Meazure Learning directly by email testingsupport@meazurelearning.com for assistance.
Accommodations take 2 weeks to book. Pay for the exam but do not book anything. Email the accommodations request form to credentialing@reca.ca and RECA will submit the request to Meazure Learning. Once processed, you will receive a confirmation booking email from Meazure Learning.
Learners must pass their pre-licensing exams before the course expiration date indicated in myRECA, no exception. An exam grade of at least 70% is required to pass the exam.
Learner tip:Fundamental exams include 120 questions; all other exams include 100 questions.
