Pre-licensing Education Requirements for Real Estate Professionals

To become licensed as a real estate professional you must complete the Real Estate Associates Program (REAP) including the applicable exams.

When considering your pre-licensing education, you should be aware of the different areas of practice. In order to hold a licence in residential, rural, commercial, or property management, you must complete the corresponding education first. As an example, professionals who only complete the residential real estate course, cannot trade in rural or commercial real estate, or perform property management services. If you complete all the courses and hold a licence in all areas of practice, you can trade in real estate in all those areas. To review definitions for each area of practice, click the links below.

Important Timeline Information
You have a maximum of 18 months to complete the education requirements from the date you enroll in the first course, Fundamentals of Real Estate. We recommend you complete the Fundamentals course within 9 months to allow sufficient time to complete the Practice courses. Once you complete REAP, you only have 1 year to become licensed.

Course Descriptions

This RECA course provides you with a wide range of foundational information related to the real estate profession. As the pre-requisite course, the Fundamentals of Real Estate provides you with the knowledge and skills needed for the Practice courses and ultimately for your real estate or property management practice. The course is online which offers you easy and convenient access regardless of your location or time availability. The course fee is $1400, which includes access to the online course, support from the Education Helpdesk, 2 course manuals, 2 practice exams, 1 mid-term exam fee, and 1 final exam fee.  The course fee must be paid when you enroll. The exams are delivered at authorized exam centres and you are responsible for the exam proctoring fees.

This Practice course is part of REAP. It builds on the concepts introduced in the Fundamentals of Real Estate. The course includes relevant content, practical examples and thoughtful activities to prepare you for representing buyers and sellers in real estate transactions. The course fee is $850, which includes access to the online course, support from the Education Helpdesk, the course manual, practice exams and one final exam fee. Please access course enrolment through your myRECA account. The exams are delivered at authorized exam centres and you are responsible for the exam proctoring fees.

This Practice course is part of REAP. This course describes the skills required in commercial real estate and the various aspects of commercial practice. It discusses the attributes of commercial, industrial and investment properties, basics of investment decision-making and ownership options for buyers and sellers. The course fee is $850, which includes access to the online course, support from the Education Helpdesk, the course manual, practice exams and the final exam fee. Please access course enrolment through your myRECA account. The exams are delivered at authorized exam centres and you are responsible for the exam proctoring fees.

NOTE: RECA will launch a new Practice of Commercial Real Estate course in phases beginning in early 2017. As RECA launches phases of the new course, learners enrolled in the existing Practice of Commercial Real Estate course at that time will be required to complete new course material as it launches until they complete their Practice of Commercial Real Estate exam. Those who enrolled in the existing commercial course after June 1, 2015 and have already completed it will receive a copy of content from the new course free-of-charge.

This Practice course is part of REAP. The course discusses the complexities of selling and buying rural properties of an agribusiness nature, such as farms, ranches, as well as crop and livestock operations. The course focuses on matters that apply to rural sellers, buyers, and transactions. These matters include agribusiness operations, soil and climatic conditions, land descriptions, utility services, water management, waste management, tax implications, and a range of environmental issues and related legislation. The course fee is $850, which includes access to the online course, support from the Education Helpdesk, the course manual, practice exams, and one final exam fee. Please access course enrolment through your myRECA account. The exams are delivered at authorized exam centres and you are responsible for the exam proctoring fees.

This Practice course is part of REAP. This course provides the basic knowledge and skills needed for a career in property management. It covers such topics as leasing, tenant selection, relevant legislation, property operations, residential tenancies and trust accounting. The course is online which offers you easy and convenient access regardless of your location or time availability. The course fee is $850, which includes access to the online course, support from the Education Helpdesk, the course manual, and 1 final exam fee.  The course fee must be paid when you enroll. The exam is delivered at authorized exam centres and you are responsible for the exam proctoring fees.

If you have earned a Real Property Administrator (RPA) or Certified Property Manager (CPM) designation and your designation is current, you may apply to RECA to be exempted from the property management course and exam. If your application is approved, you will not be required to complete this course or exam.  For further information regarding how to apply for this Education Exemption, please contact RECA Education at education@reca.ca.

Please note that you only have 1 year to become licensed from the date you passed your last REAP exam.
