This October, RECA licensees will elect new representatives to Alberta’s four Industry Councils. Successful candidates will begin their terms on December 1, 2025—helping shape the licensing requirements and standards of practice for their industry.
To ensure a fair, transparent process, the RECA Board of Directors has appointed MNP as the official Election Officer under sections 3.5 and 3.6 of the Real Estate Act Bylaws. MNP will validate candidate eligibility, supervise nominations, and certify election results in accordance with the Industry Councils’ Election Policy set by the Board.
Each Industry Council is made up of three elected licensees and two public members appointed by the Minister of Service Alberta and Red Tape Reduction. Together, they set the bar for ethics, competence, and professionalism in Alberta’s real estate, mortgage brokerage, condominium management, and property management sectors.
By upholding rigorous licensing standards, proactively addressing fraud, and enforcing rules firmly but fairly, Industry Councils help ensure a marketplace where Albertans can buy, sell, and manage property with confidence.

From August 11 to September 9, 2025 (4:00 pm MST), eligible licensees can submit their candidate packages to the Election Officer for review and validation.

If you’re licensed at the time of the election and registered with an Alberta brokerage, you can vote for candidates in the Industry Council(s) that match your active licence(s) (see “Multiple Authorizations” if you hold more than one).
How Voting Works
To run in an Industry Council election, you must meet all of the following requirements:

Of the three (3) elected Residential Property Manager Industry Council licensees:
Any mortgage licensee who meets all requirements stated in the Industry Council’s Elections Policy, the Real Estate Act, and the Real Estate Act Bylaws is eligible to be an election candidate for the Mortgage Broker Industry Council.
RECA licensees are eligible to vote in elections for the sectors in which they hold an active licence. If a licensee holds multiple authorizations (for example, in residential and commercial real estate), they can vote in the elections for each of those Industry Councils.

Who can vote in this election? | A licensee is eligible to vote in an election for an Industry Council member if, at the time of the vote, the licensee is registered with a licensed Alberta brokerage in the relevant industry. |

What is the voting process? | Anonymous ballots will be distributed by the Election Officer to the email address recorded in myRECA. Can I vote for multiple seats, if I have more than one licence? | RECA licensees can vote in the elections in the sectors in which they hold an active licence (provided they are registered with an Alberta brokerage) at the time of the election. If a licensee holds multiple authorizations (for example, in residential and commercial real estate), that licensee can vote in the elections for each of those Industry Councils. Examples: • If you are authorized in residential and commercial real estate, you can vote in the elections for both the Commercial Real Estate Broker and Commercial Property Manager Industry Council and the Residential Real Estate Broker Industry Council. • If you hold a property management authorization, and you primarily practice commercial property management, you will only vote in the Commercial Real Estate Broker and Commercial Property Manager Industry Council election and will not vote in the Residential Property Manager Industry Council election. • If you do not actively practice property management despite being authorized to do so, (for example, you are a real estate broker), you will automatically default to being able to vote in the Residential Property Manager Industry Council. |

How many seats are available? | There are three (3) seats available on each of the four industry councils. (See pages 7 – 10 of the Industry Council Elections 2025 Candidate Information Package for the requirements.) Candidates must meet the basic (Real Estate Act and Bylaws) and additional eligibility requirements (set by the Board through consultation with each Industry Council).
