Who Can Run?

You may be eligible to run if you:

  • Are a commercial real estate licensee
  • Have been actively engaged, on a day-to-day basis, in commercial real estate industry for the past five years
  • Meet the eligibility requirements outlined in the Candidate Information Package
  • Meet any additional requirements established by the Commercial Real Estate Broker and Commercial Property Manager Industry Council
  • Can provide 10 written endorsements from commercial real estate licensees

How to Become a Candidate

Interested candidates must submit a complete candidate package to the Election Officer during the nomination period.

Candidate packages must:

  • Be submitted during the nomination period
  • Meet all eligibility requirements
  • Include required supporting documentation and endorsements

The Election Officer will review and validate all submissions in accordance with the Real Estate Act Bylaws.

Voting Information

All individuals actively licensed by the Commercial Real Estate Broker and Commercial Property Manager Industry Council and registered with a licensed brokerage are eligible to vote.

Anonymous ballots will be sent to the email address recorded in your myRECA account.

Please ensure your contact information is current before JJune 30, 2026, to ensure you receive your ballot.

In accordance with the Real Estate Act Bylaws, the RECA Board has appointed MNP LLP as the Election Officer to supervise, validate, and certify the Industry Council By-Election nominations and results.

The Election Officer is independent of the RECA Board, Industry Councils, and RECA staff.

FAQs

Who is the Election Officer?

The RECA Board of Directors (Board) appointed MNP LLP as the Election Officer. 
 
The Election Officer is a qualified firm, independent of the Board, Industry Councils, and RECA staff. The Election Officer supervises, validates, and certifies the results of the nominations and elections. 

How long is the term of an elected member?

The urban commercial real estate licensee will resume the unexpired portion of the prior member’s term, beginning as soon as the election winner is announced, and ending November 30, 2028.  

I have questions for the Candidate(s), how can I contact them?

Questions must be sent directly to the Candidate(s). RECA and the Election Officer will not relay questions to the Candidate.

Who can vote in this election?

Commercial real estate, rural real estate, and commercial property management licensees, registered with a licensed Alberta brokerage at the time of the election. 

What type of ballot will be used in the election?

Voting will be conducted electronically. No paper ballots will be distributed.

Is there a telephone line for ballot support?

Yes. Voters can contact the “Voter Help Desk” at 1-888-888-1787 for assistance. 

When do voting polls open?

Polls open (voting begins) July 7, 2026 at 9:00 a.m. (MST) 

When do voting polls close?

Polls close (voting ends) July 14, 2026 at 4:00 p.m. (MST) 

When will election results be announced?

On or before July 17, 2026

What is the voting process?

Anonymous ballots will be distributed by the Election Officer to the email address 
recorded in myRECA
 
Please log in and make sure your email is current in your myRECA account by June 30, 2026 at 12:00 PM (MST). 
 
Failure to update your email in myRECA could prevent you from receiving the anonymous ballot. 

I did not receive my ballot, and it is past July 7, 2026. How can I receive my ballot?

• Ensure your email is up to date within myRECA 
• Ensure you meet the voting requirements (ie; that you are commercial real estate, rural real estate, or commercial property management licensee, registered with a brokerage in Alberta at the time of the election) 
• Check your email inbox and junk/spam folders for the MNP email, sent through Simply-Voting 
• Search for keywords in your inbox “Simply Voting” “MNP”, and “Election” 
• If nothing is found, email the Election Officer at RECAelection@mnp.ca and request a new/reissued ballot (one anonymous ballot, per licensee)

What are the nominee requirements?

To run in this by-election, you must meet all of the following requirements: 

1. General Requirements 
Meet all criteria under the Real Estate Act, the Real Estate Act Bylaws, and the Industry Council’s Elections Policy. 

2. Submit a candidate package to the Elections Officer, MNP – see the Candidate Package publication to learn more 

3. Required Submissions 

You must submit the following, through your Candidate Package, to the Election Officer: 

  • Candidate Declaration to the Board (via the Election Officer). 
  • Endorsements: 
  • 10 endorsements from commercial real estate licensees 
  • Resume or curriculum vitae clearly showing your industry experience in commercial real estate. 

Suitability Statement: 
Either a video (max 3 minutes) or a written submission (max 700 words) explaining your suitability for the Commercial Real Estate Broker or Commercial Property Manager Industry Council. 

4. Additional Conditions 
You must attest—by signature or electronic acceptance—that all information in your candidate package is true. 

If any part of your submission is found to be dishonest or willfully misleading, you will be deemed ineligible by the Election Officer and may be removed from the Industry Council in accordance with the Real Estate Act Bylaws. 

What is my Contact ID?

Candidates can find their Contact ID on the My Account tab of their  myRECA  account. 
 
Anyone filling an endorsement form will need to provide their Contact ID. 

How are Board/Industry Council members compensated for their time?

Board and Industry Council Members, Industry Council Members receive an annual retainer, paid monthly, to secure overall governance services provided by Industry Council Members. 
 
Annual retainers for Board and Industry Council Members are: 
• Industry Council Chair: $7,000 
• Industry Council Member: $5,000 
• Industry Council Chair Roundtable Member: $3,000 
• Board Member: $5,000

What is the deadline to submit my Candidate Package?

Submit your completed Candidate Package to the Election Officer review and validation by 4:00 p.m. (MST), June 17, 2026. 
 
Any incomplete or deficient package will not be eligible after 4:00 p.m. (MST) June 17, 2026. The Election Officer encourages you to submit early, to allow for appropriate, and timely review and validation. 

Do I have to provide a statement or video?

Yes, candidates must provide a video (3 minutes or less) or a written submission (700 words or less) explaining their suitability for the Commercial Real Estate Broker and Commercial Property Manager Industry Council. 

Do I have to provide a photo?

No, a photo is not required, but it is encouraged.

Do my endorsers have to be licensed in the same industry?

Yes, endorsers must be actively licensed, by the Commercial Real Estate Broker and Commercial Property Manager Industry Council, and must practice in the same industry sector (being commercial real estate) at the time of endorsement.

Where do I submit my Candidate Package?

Submit your completed Candidate Package to MNP LLP, Election Officer, at RECAelection@mnp.ca

When can I submit my Candidate Package?

Submit your Candidate Package to MNP, the Election Officer, between June 2, 2026 and June 17, 2026 (ending at 4:00 p.m. MST). Your completed Candidate Package must be emailed to RECAelection@mnp.ca 
 
Any incomplete or deficient package will not be eligible after 4:00 p.m. (MST) June 17, 2026. 
 
The Election Officer encourages candidates to submit their packages early, to allow for appropriate, and timely validation and review.

How do I know if my Candidate Package was received by the Election Officer?

You will receive an automated email response from MNP confirming receipt of your email. 
 
You will receive a further email within 48 hours of the automated response (not including weekends), to notify you of any insufficiencies or defects with your Candidate Package. Any incomplete or deficient package will not be eligible after 4:00 p.m. (MST) June 17, 2026.

I did not receive an automated email response from the Election Officer. What do I do now?

If you have not received the automated email response after emailing RECAelection@mnp.ca please: 
 
• Check your junk/spam inbox for the MNP auto-response email 
• Check your email outbox – make sure the email is not stuck in a “send” state 
• Check your internet connection 
• Ensure that you have the correct email address of RECAelection@mnp.ca 
• Ensure your attachment is not too large to email 
• Attempt to re-send your package 
• Call MNP at 1-888-888-1787, for assistance. 
 
RECA is not responsible for any technical difficulties caused by the licensee’s IT configuration. 

When can I begin campaigning?

The Election Officer, MNP LLP, will announce candidates on June 22, 2026. If you have received confirmation that you are a candidate, you may begin campaigning on June 22, 2026. 
 
Campaigning remains open until polls close at 4:00 pm (MST) on July 14, 2026.
