Upgrading to Broker or Associate Broker

Becoming a Broker

Experience Requirement

New licensees cannot become brokers right away, unless they were licensed as such in a jurisdiction with which Alberta has licensing mobility. Licensees must have at least two years of licensed experience within the last five years before upgrading.

Condominium Manager Broker Exemption

As Condominium Management has only been a regulated industry since December 1, 2021, potential brokers may request an exemption from the requirement to demonstrate two years of licensed experience out of the past five years to be eligible for broker licensing, if:

  • the applicant can demonstrate that they have gained two years of experience engaging in condominium management services out of the five years preceding the request (this can include experience that was gained prior to the licensing requirement which began on December 1, 2021), and
  • the registrar is satisfied that the applicant has satisfactory experience and knowledge of current condominium management practices in Alberta

Condominium managers wishing to become brokers and to apply for the exemption should complete the Condominium Manager Broker Request for Experience Exemption document and send it to registration@reca.ca.

Education Requirement

To become a broker in mortgage, you need to:

  • complete the Mortgage Brokers Program
  • obtain 70% or higher on the Mortgage Brokers Program final exam

To become a broker in real estate, including property management, you need to:

  • complete the Real Estate Brokers Program
  • obtain 70% or higher on the Real Estate Brokers Program final exam
  • be licensed in ALL real estate activities (residential, commercial, rural, and property management)

To become a broker in condominium management, you need to:

  • complete the Condominium Management Brokers Program
  • obtain 70% or higher on the Condominium Management Brokers Program final exam

Every broker must have a brokerage. You can either open a new brokerage or take over an existing brokerage.

Becoming an associate broker (real estate, including property management, and condominium management)

An associate broker has all of the education required to become a broker, but is not in charge of their own brokerage. You do not need two years of industry experience to become a real estate or condominium manager associate broker.

If you have completed the Real Estate Brokers Course or the Condominium Management Brokers Course, your licence automatically changes from Associate to Associate Broker.
