Education

The Real Estate Council of Alberta (RECA) takes an active role in the development and delivery of pre-licensing education programs. Individuals who wish to become licensed real estate industry members authorized to conduct property management activities must complete the Real Estate Associates’ Program (REAP). REAP is a three-phase program, which can be completed in-class or via distance delivery.

COMPLETING REAP IN-CLASS

Costs
Please contact the Alberta Real Estate Association (AREA) for information about the cost of Phase 1. Phases 2 and 3 are priced separately and prices vary according to delivery institution. Please contact AREA to find out more about the delivery institutions available to you.

Registration
REAP registration forms are available at REAP delivery institutions. Registration requirements must be met at least two (2) business days prior to the class start date. Each phase requires additional documents:

  • Phase 1: basic contact information, as there are no prerequisites;
  • Phase 2:
    • official transcript (sent directly to the Alberta Real Estate Association (AREA) from the institution you attended). Acceptable transcripts include:
      • A high school transcript indicating that a diploma was granted, mailed from Alberta Education or another Canadian provincial department of education;
      • A transcript of a completed degree from a Canadian university;
      • A transcript of a two-year diploma/certificate from a recognized Canadian college or technical institution;
      • Educational assessment from a member of the Alliance of Credential Services of Canada www.canalliance.org indicating qualifications generally comparable to high school completion, a two-year diploma or a degree; or,
      • Proof of successful completion of the General Educational Development (GED) test.
    • a copy of your birth certificate, current driver’s licence, passport or citizenship card
    • legal proof of name change (if applicable); and,
    • proof of completion of Phase 1;
  • Phase 3 - proof of successful completion of Phase 2 and your AREA ID.

In order to register for the Phase 3 Introduction to a Career in Property Management course, learners must do so through RECA’s website at RECA Education. This module is only available in an online format through RECA.

Registration Deadline
All forms and accompanying documentation (transcripts, ID, etc.) must be received by AREA no later than two days before the desired start date. Official transcripts must be sent directly from the educational institution. AREA will not accept transcripts that are hand-delivered or mailed by learners.

Time to Complete
Phase 1 contains a self-study component followed by one day of classroom instruction or completion of an online course.

Phase 2 is approximately four weeks long, including exams. Learners may take up to six months to complete phase two.

Phase 3 – Property Management – is only offered online. Learners have 120 days from enrolment to complete the course, including the final exam and one rewrite (if necessary).

Getting Licensed
You must apply for your real estate licence within one year of completing REAP.

COMPLETING REAP VIA DISTANCE DELIVERY

It may better suit some learners to complete REAP entirely via distance delivery rather than in an in-class format. REAP has been structured to allow for this.

The course content is the same for the in-class and distance delivery version of REAP, with the exception of assignments, which are required for the distance delivery program (and not required in the in-class version). Because learners in the distance delivery program are unable to participate in classroom activities, they must complete several assignments with a minimum grade of 70 per cent on each assignment.

Learners in the distance delivery program will receive the same course materials as those in the classroom.

Program Structure
The majority of the materials are self-study. During Phase 2, distance learners will be provided with a number of manuals and a forms handbook. After reviewing the materials, learners will complete the assignments, which are available for downloading, and email or fax them to AREA. The Environmental Issues course is the online component for Phase 2.

Phase 3 is only offered online.

Pre-requisites
The pre-requisites for the distance delivery version of REAP are the same as for the in-class version.

Time to Complete
The timelines to complete REAP by distance delivery or by classroom delivery are identical. A learner has six months to complete Phase 2, and 120 days from enrolment to complete Phase 2 – Property Management. This timeframe includes exams and rewrites.

In-class AND Distance Delivery
Because you must register for each phase separately, you can take a combination of classroom and distance courses to suit your schedule.

Costs
AREA is responsible for setting the fees to complete REAP via distance delivery, with the exception of Phase 3 – Property Management. Please contact AREA directly for more information.

Questions During Course
Tutors are available by email, phone and fax to answer questions about course materials and assignments. There is also an online “help” section for technical assistance.

Administration of Exams
Once you have successfully completed a phase or section, you will receive a “Permission to Write” (PTW) confirmation by email. You will need this information to register for your final exam. To successfully complete REAP, you must receive a minimum grade of 70 per cent on all final exams. All REAP final exams are completed online at one of AREA’s exam centres. REAP Completion – Distance Delivery
Complete Phase 1 (Introduction to Career in Real Estate):

  • Complete the course and the final exam.

Complete Phase 2 (Fundamentals of Real Estate):

  • Complete all six sections of Phase 2;
  • Complete the Environmental Issues online course; and
  • Write the Phase 2 final exam.

Complete Phase 3 (Real Estate Areas of Practice):

  • Complete the Introduction to a Career in Property Management course and write the final exam (this course is only available online through www.reca.ca/education).
