Licensing Process

There is an easy-to-follow step-by-step process to guide individuals through the application process to become licensed as a candidate or appraiser for the first time in Alberta.

Step 1:
Complete the education and training required to become a member in good standing as a candidate or as an appraiser in one of the following professional appraisal associations recognized by RECA:

Each of the associations sets their own education and training standards. Please contact the association(s) of your choice to find out what education and training is required. Once you are a full and active member in one of the above appraisal associations, you can make application to become licensed through the Real Estate Council of Alberta (RECA) in Alberta.

Step 2:
Complete a Real Estate Appraiser/Candidate Licence Application and have it commissioned by a Commissioner of Oaths. Forward the completed application to RECA.

Note: you will require a Certified Criminal Record Check (CCRC) from the Royal Canadian Mounted Police in order to become licensed as a new industry member. CCRCs are only valid for one-year from their date. Ensure RECA receives your CCRC no more than six months in advance of when you intend to become licensed for the first time. Step 3:
RECA will review your documentation and process your licensing application. RECA will email you your licence certificate once your application has been processed.

Step 4:
Prior to providing real estate appraisal services, it is a good idea to ensure you are licensed according to public search function on the RECA website. To do so, use the “Search for an Industry Member” button on the RECA website at www.reca.ca, using your last name as the search term. If your name does not appear in the results – or it appears in the results, but it does not have a green light beside it, you are not yet licensed as a real estate appraiser or candidate.
