Individuals who wish to become licensed as candidates or appraisers in Alberta for the first time must become a member in good standing of a professional appraisers’ association recognized by RECA prior to becoming licensed in Alberta.
Each association establishes standards of education and training required to become members in good standing. Once you have met these requirements, you may apply to the Real Estate Council of Alberta to conduct real estate appraisals as a candidate or as an appraiser, as the case may be.

Once you have obtained membership in one of the three appraisal associations (above), you may apply for a licence from RECA.
To do so, complete a Real Estate Appraiser/Candidate Licence Application and provide it to RECA along with a certified criminal record check. Full details on how to obtain a certified criminal record check can be found here.
For more information about the fees payable to become licensed, please see the current fee schedule. Note that fees must be paid in full to RECA prior to licensing.
Following licensing, RECA will forward to the candidate/appraiser a copy of the RECA Online Electronic Filer Agreement and a copy of the RECA Online Manual (RECA Online is RECA’s online licensing system). The candidate/appraiser must sign the Electronic Filer Agreement and the last page of the RECA Online Manual and forward both documents to RECA.
